What's Being Built in Pompano Beach Right Now.

A development pipeline progress report: The Pomp mid-build, oceanfront towers rising, a new city hall on the books, and Palm Aire's golf courses at the center of their own public debate. Every figure below was checked against the cited sources in late September 2026.

This is the status check, not the brochure. Pompano Beach's redevelopment is no longer a plan on paper: it is a skyline with cranes, an apartment building with its walls up, a casino rebrand finished, and a city hall contract signed. Here is what is actually under construction or on the books as of late September 2026, with sources and dates so you can check the facts yourself.

The Pomp: mid-build, not finished

The 223-acre district at 777 Isle of Capri Boulevard, the Cordish Companies and Caesars Entertainment joint venture announced in May 2023 with roughly $2 billion in planned investment, is partway through a build that was always going to take years. Two pieces are open: Topgolf Pompano Beach, which grand-opened December 15, 2023 with 102 hitting bays, and the remodeled and rebranded Harrah's Pompano Beach casino at the center of the site.

The next visible piece is residential. Indigo LIVE! Pompano Beach, a 423-unit apartment community by Atlantic Residential and Cordish, broke ground in October 2024, and by April 2025 its exterior walls were up. What is announced but not yet open, per the available sources: the Live! dining and entertainment district with more than 25,000 square feet of food and beverage venues, including an 18,000-square-foot Sports & Social and a 7,000-square-foot PBR Cowboy Bar; the two planned hotels; and about 1.35 million square feet of office space. The project was still listed as under construction as of December 2025 reports, and no confirmed opening dates have been published for the remaining phases.

The oceanfront: the skyline is changing

The beachfront is where the tallest new buildings are going up. Waldorf Astoria Residences Pompano Beach, at 1350 South Ocean Boulevard, is a 28-story, 92-residence condominium tower from Related Group and Merrimac Ventures with Hilton, and it is Waldorf Astoria's first standalone residential project, with no hotel attached. Groundbreaking was April 2025, the tower topped out in spring 2026, and delivery is slated for summer 2027. In the same beachfront pipeline, The Atlantic by Soleste adds roughly 253 residences. Both sit about 10 minutes from Palm Aire.

Downtown and Old Town: civic and mixed-use

Downtown is getting its own anchor. In June 2024 the city committed to a new city hall as part of the downtown master agreement with RocaPoint, and in September 2026 it named Suffolk as builder, with civic and Phase I construction targeted for completion by 2034. Around it, Old Town Square, 282 residences, completed in May 2024, and the Old Town's Backyard plaza has been open since 2023.

Two more downtown items are worth watching. Patagonia, a proposed mixed-use project in Old Town, would bring two three-story buildings with 26 apartments and 3,000 square feet of commercial space, plus a second building with 6 apartments and 1,800 square feet of commercial; it is proposed and under review, not yet built. And the CRA's McNab House and Botanical Gardens project at McNab Park is relocating and restoring the 1926 McNab House, adding a sensory garden, a restaurant with an outdoor patio, an event pavilion, and multipurpose classroom space.

Midtown and the airpark: not just beachfront

The pipeline runs through the middle of the city too. Champion Porsche Center at 300 NW 24th Court is a roughly 300,000-square-foot expansion by owner Copans Motors, backed by a $52 million construction loan, with a two-story showroom and offices plus a four-story parking garage, targeted for completion in 2026. Hidden Harbour, a planned 285-home waterfront residential project at 1590 North Federal Highway, is on the books as well.

Right next to Palm Aire, Pompano Beach Airpark is being invested in, not wound down. The city secured a $950,000 FAA grant to design a new air traffic control tower, runway 15/33 has been extended to 4,918 feet, and a runway 10/28 rehabilitation was near completion in 2026. For aviation-minded owners, the general aviation airport beside the golf community is an active, expanding asset.

Palm Aire: the golf community has a story of its own

The club itself keeps operating: Palm Aire Country Club still runs its three 18-hole courses, Cypress, Palms, and Oaks, with two pro shops, two driving ranges, and a golf academy, and it welcomes public play. But the land around the fairways is a live public question. ClubLink US has proposed selling and redeveloping part of the Oaks course for a five-story apartment complex, and residents formed Save Palm Aire, Inc. to fight it, suing the city and ClubLink in February 2024. The residents argue that 1985 agreements cap Palm Aire at 10,631 units and that a 2015 agreement restricts the golf-course land to golf-related uses. The proposal was still under city review as of June 2025.

For buyers, this cuts both ways and is worth tracking rather than guessing about: a golf community whose courses are protected by agreements is one thing, and a community where that protection is being tested in public is another. This site will update the outcome as the city process moves.

What it means for the area's trajectory

No price forecasts here, and anyone who promises one is guessing. What is factual is the shape of the pipeline: entertainment and dining at The Pomp, luxury residences on the oceanfront, a civic anchor downtown, an employment and aviation buildout in the middle, and a golf community whose future is being decided in public. It is broad, it is physical, and it spans the whole city rather than just the beach.

For a buyer comparing Palm Aire against Delray Beach or Boca Raton, the relevant fact is that Pompano is building the amenities, jobs, and evening life that the pricier markets already have, and Palm Aire sits in the middle of it, about 10 minutes from the beach and about 20 minutes from Fort Lauderdale-Hollywood International. The pattern is the point: a city that used to be a drive-through now has cranes on the skyline.
